This Short-Term Rent If you booked directly through FlintRockPM.com or one of our property sites, you may cancel your reservation within 48 hours of your first booking payment, as long as the reservation is still at least 30 days before arrival. If you book your reservation within 30 days before your arrival, then the total amount of the rental is due and is non-refundable. If you book through a third-party site (Airbnb, Vrbo, or Booking.com), you will be subject to their cancelation policies displayed in their listing—no refunds for early departure or no-shows. We strongly recommend travel insurance; see the suggestions below.
Please Read and acknowledge this agreement to confirm you understand, will relate all terms to all occupants, and agree to the following rules and policies:
Occupancy: By Local, State, or Country law, the maximum occupancy of the property is restricted to the number on your reservation. The Rental Applicant is considered the Lead Renter and will assume full responsibility for all guests throughout the rental period.

Access: Guests shall allow Property Managers access to the property for purposes of repair and inspection. Property Managers shall exercise this right of access in a reasonable manner. Guests will be notified when and if the home is accessed.
Early Check-In: If the Guest would like to check in before 3:00 PM, there may be a charge, and it will be subject to availability.
Late Check-Out: I understand that if I fail to vacate the home by 10:00 AM on my departure date, I could incur a charge equal to one day’s rental on the card on file. If you wish to have a late check-out, please contact FRPM at least 24 – 48 hours before departure for availability, and a fee may be applied.
Pet Policy: For the convenience of our guests, pets are permitted in most units unless clearly expressed in the property listing. Currently, we allow dogs under 100 lbs./45 kg. Pet rent is $100 per stay—maximum two pets. In the event that you bring a pet without previous authorization, your credit card will be charged a non-refundable penalty fee of $500.00 per pet plus any charges from stains or damage caused by the pet. The only exception to the Pet Rent will be for Licensed Service Dogs.
Smoking: This property is 100% smoke-free. No smoking is allowed inside the property and outside if prohibited by the complex. In this case of smoking in the house, a non-refundable cleaning fee of $500.00 will be charged to the credit card on file. Smoking is allowed in designated smoking areas only. Guest must pick up and dispose of any trash (cigarette butts, packaging & wrapping, ashes, ashtrays). Any discarded trash found on the property will be subject to a $250 cleaning fee.
Air Conditioning: Guests agree not to set the temperature lower than 23°C / 73°F degrees as this can cause the air conditioning unit to freeze over and become inoperable once the unit is thawed, which can take up to 24 hours. When the AC is being used, we request that all windows and doors be closed to reduce humidity and save energy. Please turn off your air conditioning when not in the unit.
Trash Removal: You will be expected to empty your trash bins and dispose of garbage bags in the appropriate trash containers or compactor (varies per community). Instructions will be in your check-in/check-out information.
Pool, Spa, Hottub, Lakes, Rivers, and Ponds: No lifeguard on duty; swim at your own risk. No running or horseplay in the water and deck areas, as this may cause serious injury. An adult party member is responsible for ensuring that children are always adequately supervised when around water or on the balcony. Children are not permitted to go unattended in the pool, spa, hot tub, lakes, rivers, and ponds. Posted pool rules must be adhered to while in the pool area.
Parties: Gatherings and parties are prohibited at any time and may result in eviction with no refund to the Guest.
Insurance: FRPM, the homeowners, or agents do not accept responsibility for any loss of personal items while staying on the property or after departure. It is your responsibility to take out any appropriate travel insurance to cover all aspects of your trip and to ensure that passports, visas, and other documents are in order. Keeping valuables in the house is at your own risk; we accept no responsibility for lost or stolen property.
Damages: When a Guest arrives at the home, the Guest is responsible for inspecting the property for damages. Guests must call FRPM within 24 hours of arrival to report any damages found upon arrival. If there is any unreported damage to the property, then the Guest could be held responsible. This is extended to bed bug problems as our homes are inspected before arrival, and if the Guest doesn’t report any problem within 24 hours, it is presumed that any bed bugs found were brought into the home by the Guest. Guests must call +1-888.862.2008 or email guests@flintrockpm.com to report the damages. FRPM shall try to answer your question or correct the error within 24-48 hours without any significant disadvantages for the Guest. After your check out, the local management team will inspect the property and notify you of any damages to the home made during your stay. SSR will contact you about any damages found. We will provide a detailed list along with the amount charged. If damages are not reported upon arrival, you forfeit the right to dispute the company’s final damage report.
HOAs and Building Management: Some properties have facilities that the neighborhood homeowners associations or building management control. From time to time, maintenance or repairs may be needed for properties controlled by homeowners’ associations or building management, which could cause the closure of these facilities for short periods. Some examples are but are not limited to, Community swimming pools, clubhouses, pool heaters, and community hot tubs. FRPM will not be held liable or responsible for guest refunds if these facilities are closed during your stay.
Travel Insurance: No claim can be made on the owners or managing agents for accidents, loss, or injury (however caused). We strongly advise all-inclusive travel insurance coverage.

The owners or agents do not accept any liability or responsibility for any injury caused as a result of the use of our property, pool, or clubhouse. We are not responsible, nor do we refund any guest who locks themselves out of their rented home. An additional charge will apply for the opening of locked doors. Additionally, we will not be held responsible nor provide a refund if you cannot find the resort, do not have the correct unit address, or did not bring the lockbox code or reservation confirmation.
The Guest is responsible for reading and understanding the Terms and Conditions. The Guest is further obligated to abide by the terms set by FRPM, all their suppliers, and the local authority. The traveler must not act in a manner that is of any nuisance to other guests, neighbors, or staff members and creates any security risk or practical problems for FRPM and its suppliers. FRPM and its suppliers reserve the right to terminate a Guest’s reservation if the Guest’s behavior or condition is apparent, such as that they cannot commit to the terms. This does not give the Guest the right to demand any compensation.

Informing us after your departure does not help you fully enjoy your stay. Please note: Certain items are provided as a convenience to you, and we make every effort to ensure operability before your arrival and during your stay. This may include items such as the internet, gaming systems, cable programs, telephones, etc. If a problem with one of these items should occur during your stay, we will contact the provider immediately. These providers are outside vendors who operate on their own schedules, and we cannot be responsible for any outage. These items are not compensable, and no refunds will be granted for not having limited or no access.
Our Emergency line is available 24 hours a day, seven days a week.
Force Majeure: No liability can be accepted, or refunds are given for” Force Majeure events.” These include but are not limited to war, the threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disasters, fire, adverse weather conditions, or other events outside our control.
FRPM and Guest agree that the property rent is a transient accommodation (short-term rental) that follows all applicable laws governing public lodging establishments.
The guest/credit card holder agrees to all rental terms and agrees to electronically provide all required documents and signs below. Only compliance with all requests above will result in access to the property.
Unfortunately, we can only accommodate guests if they agree with the full terms of our Rental Agreement, with no exceptions.
